Overview

NMB Pre-approved home loan provides customers with flexibility to get their home loan limit sanctioned before selection/finalization of property. This facilitates customers with bargaining power in the real estate market while negotiating for property, simplifying purchase decision. The loan eligibility is assessed based on income details provided by the customer.

Documentation

Along with the Pre approved Home Loan application you need to provide the following documents required for processing Pre approved Home Loan.

  1. Identification Documentation
    • Photograph and copy of citizenship of the applicant/sponsor/guarantor
    • Copy of Individual PAN certificate (where applicable)
    • Map of the applicants’/sponsor’s/guarantor’s residence
    • Net worth statement of applicant/guarantor/sponsor
  2. Income related documents
    • For salaried individuals
      • Salary certificate from the employed organization/company (not older than 3 months).
      • Bank Statement, as applicable.
      • Latest two salary slips (if any).
    • For self-employed professionals
      • Certificate of registered professional
      • Detail of income source/ profession
      • Proof of last 3 years of continuous practice (if any)
      • Bank Statement, as applicable
  • For business person
    • Collateral related documents (post-identification of property to be purchased, i.e., after loan limit approval)

       

      1. Land Ownership Registration Certificate (‘Lal Purja’)
      2. Blue Print and Trace Map with clear road access (to be obtained by the Bank once the property is identified)
      3. Four Wall Boundary Certificate ‘Charkilla’
      4. Latest Land Revenue Receipt ‘Tiro Tireko Rasid’
      5. Copy of Construction Approval from Municipal Body ‘Naksa pass’ (in case of building)
      6. Construction Completion Certificate from the concerned Government body (in case valuation of building is considered)
      7. Transfer deed (Only ‘Rajinama,’ with Transaction Value (‘Thaili’) being at least equal to the approved loan limit)
      8. Full Valuation Report of the property to be mortgaged, from the Bank’s authorized valuator
      9. Insurance Policy of building in the Bank’s favor covering at least FMV of property to be mortgaged (in case valuation of building is considered)
      10. Road access as per updated Government regulation/norms/ Bank’s valuation guidelines
      11. In case of developer build property, obtainment of Building Construction Completion Certificate must be obtained

      Note: Other documents as per Bank laid down procedures, as applicable

      (This list of documents shall be specifically prepared for each customer by competent official)
